Polygon proposal – West 1st/Esplanade development

Following are details from the Development Information meeting at the Lonsdale Quay Hotel last week.   The information that Polygon presented to Council is as follows:

The City of North Vancouver has received a Development Application from Polygon Development for this property with two development concepts proposed:

Concept A proposes to amend the Zoning Bylaw to allow for the construction of a mixed-use development consisting of two five-storey residential buildings above one storey of commercial space at grade fronting West Esplanade.

Concept B proposes to amend the Official Community Plan for increased height to allow a 7-storey residential building and a 16-storey residential building to be constructed above a two-storey commercial podium along West Esplanade. A 30,500 square feet public park is also proposed under this concept, located to the northeast corner of the site.

However, at the meeting there were 4 proposals on the information boards, no hand-outs, no presentation.  We believe the information following is accurate, taken from the boards:

A – 5 storey residential
– 1 commercial floor
– 2.6 FSR
– 52.6 feet high measured from W 1st

B – 7 storey and 16 storey residential
    – 2 commercial floors
    – 2.6 FSR
    – 70 feet and 151 feet high measured from W 1st
    – 32,600 square foot park

C– 7 storey and 12 storey residential
    – 2 commercial floors
    – 2.6 FSR
    – 70 feet and 114 feet high measured from W 1st
    – 20,000 square foot park
 
– 7 storey and 14 storey residential
    – 2 commercial floors
    – 2.67 FSR
    – 70 feet and 132 feet high measured from W 1st
    – 20,000 square foot park
    – 5,000 square foot community room
 
There was a good turnout for this meeting, but lots of unanswered questions.  The City website has not been updated with four options.
