“From Your Concerned Neighbours – Please Help Save Our Neighbourhood”:

1301-33 Lonsdale – Hollyburn – 19 STOREY TOWER PROPOSAL

URGENT – YOUR HELP IS NEEDED RIGHT NOW  – PLEASE SEND MESSAGES TO THE MAYOR AND COUNCIL !!!!

Hollyburn has been working with City Hall for the last several years on how to build another over-height, over-density tower on the NW corner of Lonsdale and 13th – opposite the over-height and density Onni towers.  The Hollyburn tower will be 19 storeys high (even higher than the Onni tower on the NE corner) and run along Lonsdale from the Nando’s chicken location to the camera shop.  The building will have a few street level shops and 144 MARKET RENTAL UNITS – mostly 460 to 690 square feet, plus a few at 1,000 square feet – with rents from about $1,200 to $3,000+ per month – and only half the units will get a parking space!

Our Community Plan calls for a maximum 12 storey building along the Lonsdale corridor.  The City has agreed to a Density Bonus allowing another 3 storeys because this is a rental building (this is allowed in the Plan).  Then, the City has agreed to a Density Transfer (from City Hall area) to allow an EXTRA 4 STOREYS! 

WHAT KIND OF TRADE IS THIS?
We – the people who live in this City – get a 19 storey tower in a location that should be a maximum of 12 storeys high – AT MOST 15 storeys – with insufficient parking to add to on-street parking issues – the tower will be on this corner for OVER 100 YEARS – in return for this, we get an additional 36 MARKET RENTAL UNITS.

IS THIS A GOOD TRADE FOR OUR CITY??  DO YOU AGREE WITH THIS PROPOSAL??

PLEASE SEND YOUR FEEDBACK TO THE MAYOR AND COUNCIL NOW!  IT IS URGENT THAT WE SPEAK UP!  A FLOOD OF MESSAGES IS NEEDED!

    I am so shocked at what just happened to me this week that I cannot even respond to this email of yours……. after searching for 18 months and viewing over 400 places I found and upstairs of a partial duplex

    Had so many assurances from the owners that they were not selling they were even going to take over the unit next door when they retired in a few years etc etc signed up a 2 year fixed lease and a two year option to extend

    after only 5 months the building was sold off the market two of those months were me left in charge of a major reno due to the water pipes backing up just unpacked when that happened and not yet finished and bam sold

    no idea what my future will be and where I will go with myself a senior and senior dog?

    I can only pray for myself and the people below and for the greed we see before us in the name of “change”

      Hi Francoise… I feel for you, however I am confused as to how your post is on topic, other than your last sentence. my opinion is that the majority of the North Vancouver City Council is definitely greed oriented and it is shameful, but do you have any comments about how this proposal (or similar ones), their density trades and seeming inability to serve the community has impacted you? I am interested to hear your thoughts on that. Have a nice day!

  2. Mayor Mussatto and his fellow Team Bandits: Councillors Keating, Buchanan and Back are clearly anti community and very much pro development. After all this is how they got elected with a combined developer/special interest election donations exceeding 200K – with Mussatto receiving 100K. City Hall Prostitutes selling density bonuses and density transfers to their pimps! Unless one of Mussatto’s controlling city Councillors goes amiss – get used to it – there is still a lot more to come!

If you set up a Change.Org petition, it will auto deliver all messages “from the people” directly to this corrupt city counsel… Do that and you may have success… I applaud your efforts in this post, but all is does is rile emotions (although in a good way) without providing an outlet,

  5. There may be a legal issue here since the City is trading density owned by the citizens of NV while at the same time sitting in judgement on it ? How can council and staff be on both sides of the negotiating table.. They work out the deal then vote on the outcome.
